Our Services

Site Assessment

If you're not sure about your project or you have an existing residence which you want to develop for an extension or addition, we can come to your property and asses the site. This service includes site searches (on Landgate, local authority zoning maps, Bush Fire DFES maps, etc.), measurement of the site* and the production of fully dimensioned site plans, floor plans and elevations for any structures  subject to development. 

*NOTE: this is not a substitute for full feature surveys by a qualified surveyor. 

Concept Design & 3D Modelling

We can help you visualise your ideas and not only put them on to paper, but produce a 3D model which you can view and walk through, using apps on your phone, tablet or computer.  Part of this process will be an initial consult, in which we help you develop a project brief and walk through the design and development process. We can also connect with trades, consultants and registered builders, as well as liaise with local authorities. 

Development Approval

If your plans need development approval, we can prepare drawings and documentation for this process. This includes overlooking and overshadowing diagrams to assess privacy and solar access issues. 

Development or planning approval is required for; any residential construction on sloped and difficult sites, sites where overlooking might be an issue (this includes second storey houses or any structure with a floor level 0.5m above the natural ground level), heritage issues, changes in site classification, or designs which are not deemed to comply within the residential design codes.

NOTE: Generally, single storey houses and ancillary dwellings on flat sites are exempt from development approval. 

Building License Application

Our speciality is the production of working drawings for the purpose of building license application and construction. Our belief is that working drawings should tell the whole story and be a blue print for construction. For this reason, (where feasible), we will integrate the architectural plans with information from other consultants (e.g., surveyor, engineer, BAL assessor). 

NOTE: Drawings produced at this stage  MUST be in corporation with a registered builder if the commercial value of the project is over $20,000. 

About Us

Although Wellspring Drafting Solutions is a solely owned and operated business  (established since 2015), we liaise with other designers, builders and consultants. Our current base of operations is  the City of Albany in Western Australia.

The owner,  Michael Walmsley, has a passion for good design and quality construction drawings. This passion was born out of his early career as a Civil Engineer and more than 30 years experience in the construction industry and related fields. 

Michael is a keen educator, having held both part time and full time teaching positions at the local TAFE and University of Western Australia, Albany campuses, since 2012 (subjects: civil engineering, project management, diploma in building construction & residential drafting). He has also acted as a project management consultant for both private and government institutions, both in Australia and overseas.
